Subject: Monthly Statistics--February 2009
1 Home sales improved slightly from 214 in Jan
to 241 in Feb, a 13 percent jump. This modest
increase is welcome news given that sales in Feb
are down 17 percent from 291 last Feb and down
19 YTD.
2 Condos sales continue to struggle. This Feb
only 25 units sold; down 58 percent from last
year and 53 percent YTD.
3 It is a fact that stable prices add to
consumer confidence. We see this very evident
when we look at homes versus condos. Home prices
inched up a half a percent compared to last year
to $216,495. Condo prices dipped slightly from
$159,950 to $152,500. This less than one percent
drop helps explain why condo sales are sluggish.
4 Sales of homes above $500K increased from 11
units in Feb last year to 17 this Feb. This nice
54 percent jump and YTD sales up 17 percent is
very welcome news.
Summary: I felt pretty good about how these
numbers came in. I am encouraged by the warmer
weather, the stable prices, and from reports I
hear from many of you. I am excited about the
available federal and state assistance for
buyers. I love our new prominent building
location and believe this added visibility will
help. If perception is part of our challenge as
REALTORS® then let's arm ourselves with these
facts and other current good news and strive to
be the trusted professionals our clients want
and deserve. |
